Built in one particular year

Painting a house from Encino Park's first wave

The Encino Park homeowners association was chartered in late 1979: bylaws dated 27 November 1979, Articles of Incorporation filed with the Texas Secretary of State on 13 December 1979, Articles of Amendment on 4 April 1980. The subdivision was platted in roughly nineteen numbered units, Units 1 and 2 recorded at Bexar County Volume 1714, Page 1, and later units running through Unit 19. Encino Park Elementary has served the community since 1989.

So your street was built in one particular year, and its ceilings and textures match it.

What we look at

What we do in Encino Park homes

Four things come up on almost every job here, and the first one is the reason most people call.

Living room with a high ceiling and arched openings, leather furniture, hardwood floor and French doors

Popcorn Ceiling Removal

Houses built here from 1979 through the late 1980s very often have acoustic ceiling texture, and this is a neighborhood where the work is proven. We scrape it, repair and refinish the ceiling, then prime and paint.

Caulking, Joint Prep and the Lower Wall

The soil here is cobbly clay over limestone, so joints move. We caulk window and door corners properly, and we wash, treat and prime the bottom two feet of an exterior wall as its own piece of work.

Which Association You Are Actually In

Encino Park is not one association, it is a cluster of them. Encino Park HOA, Vistas of Encino Park, Terraces at Encino Park, The Woods of Encino Park, Village at Encino Park and Encino Mesa are separate, and which rules apply depends on your street. Encino Park HOA has a recorded Roofing Material Guideline but no recorded exterior paint color guideline, so the constraint is the process, not a palette.

Color, Sheen and Your Application

We hand you the color, the sheen and where it is going in writing, which is what a committee asks to see. It is the detail that keeps an application from coming back.

Tell us what you are thinking about painting and Michael will come out, walk it with you and put a detailed bid in writing. No charge, no pressure. Every project carries a 2 year written warranty and $1,000,000 in liability coverage.

Before you pick up a brush

Here you probably do send your color in first

Unlike several nearby neighborhoods, you probably do need to send your color in before you paint outside. Encino Park HOA is managed by Spectrum Association Management, whose process requires a property improvement application for exterior painting, reviewed by committee.

A committee usually wants the color, the sheen and where it is going, and we put that in writing so the application does not come back for lack of detail. Encino Mesa, a nearby association, says it plainly: exterior alterations must be approved in advance by its Architectural Control Committee, a decision comes within 30 days, and any application dealing with the exterior appearance of the house, such as painting or roofing, must be accompanied with project details. Under Texas Property Code section 209.00505, a denial can be appealed to the board and the owner may request a hearing within 30 days.

In their words

What our clients say

I cannot thank you and your team enough for the incredible job you did removing the popcorn from the ceiling and restoring the finish. My house looks 15 years younger and will be much more pleasing to potential buyers. I could not believe how fair the price was and the timeliness of the job. I have already referred you to a good friend.

Katie B., Hidden Forest
I would like to take a few minutes to thank you for a job well done. The interior painting looks amazing. Your crews that did the work were very professional, courteous and most of all diligent.

What we do here

Painting services for Encino Park homes

The job Encino Park asks us for most is popcorn ceiling removal. We also handle interior painting, exterior painting, cabinet painting and refinishing, and commercial painting. Everything is listed on the Value House Painting home page, and you can contact us for a free estimate.

Approval is the exception around here, not the rule. Stone Oak is the other neighborhood where a committee has to sign off first, and there silence counts as a denial, while in Castle Hills code section 8-48(b) exempts single family houses from committee referral altogether.

Straight answers

Encino Park painting questions we get asked

Does my HOA have to approve my exterior paint color in Encino Park?

Usually yes. Encino Park HOA is managed by Spectrum Association Management, whose published process requires a property improvement application for exterior painting, reviewed by a committee. That is unlike several nearby neighborhoods where nobody signs off.

Which association am I actually in?

It depends on your street. Encino Park HOA, Vistas, Terraces, The Woods, Village at Encino Park and Encino Mesa are distinct associations, each with its own committee. Encino Park HOA has a recorded Roofing Material Guideline but no recorded exterior paint color guideline, so the constraint is the process, not a palette.

Do you remove popcorn ceilings in Encino Park?

Yes, and it is proven work here. Brad H. on Encino Rio had us remove the popcorn from his ceiling and restore the finish. Houses built from 1979 through the late 1980s very often have acoustic texture.

Why do the same cracks keep opening at my windows and doors?

The soil survey here shows Eckrant very cobbly clay on 5 to 15 percent slopes, roughly 12 inches of expansive clay over limestone. Foundations often bear partly on rock and partly on clay fill, so movement is differential rather than uniform, which shows as diagonal cracking at window and door corners. It is a prep observation, not a structural diagnosis.

How often should I repaint a house in Encino Park?

Interiors go on wear rather than a calendar, and hallways and kitchens come up first. Outside, the joints tell you before the field does. When caulk at the corners has opened, or the lower wall is staining from splash, it is time.
