Acreage, not a subdivision

What two acre lots change about painting a house here

Zoning sets a minimum lot of two acres in R-1 and four and a half in R-2, with front setbacks of 50 and 100 feet. That is not a subdivision job with a truck at the curb, so access and staging get planned first.

By the time Michael leaves your driveway you know where the truck sits, where the ladders and the lift go, and which buildings are in the bid.

What we plan for

Here is what we plan for on your property

Four things settle the scope on a Hill Country Village property, and all four are agreed in writing before the first day on site.

Long Driveways and Deep Setbacks

Homes sit 50 to 100 feet back, usually down a private drive. At the estimate we agree where the truck parks, where materials stage, how we protect the drive, and how far the nearest spigot is.

Barns, Stables and Outbuildings

Code permits barns and stables, plus garages for five vehicles in R-1 and seven in R-2. They weather like the house does, so we price them with the house instead of charging a second mobilization, and seal decks and fences on the same visit.

1970s to 1990s Houses, Two Stories at Most

The median home here was built around 1984, with most of the city going up across the 1970s, 1980s and 1990s. Every dwelling is detached, at least 1,800 square feet and no taller than two stories, so the work is ladders and lifts.

Permits and Contractor Registration

The residential code the city adopted exempts painting from a building permit, but Hill Country Village runs its own permit office, so we confirm rather than assume. Contractor registration is required here, through MyGovernmentOnline, and we register before we start.

Tell us what you are thinking about painting and Michael will come out, walk it with you and put a detailed bid in writing. No charge, no pressure. Every project carries a 2 year written warranty and $1,000,000 in liability coverage.

Scheduling around the canopy

The oak trimming window

The city devotes an article of its code to oak wilt. Oaks may only be trimmed July 1 through January 31, and every wound must be painted immediately. From February through June we schedule canopy blocked elevations into the open window.

Hill Country Village painting questions

Do I need a permit to repaint my house in Hill Country Village?

The city has adopted the 2015 International Residential Code, which exempts painting and similar finish work from a permit. Hill Country Village also runs its own permit office, and painting is not named either way, so we confirm with the city before we start.

Are you registered with the City of Hill Country Village?

Yes. The city requires contractors to register online through MyGovernmentOnline, and we handle that before the first day on site. Skipping it can turn into a stop work conversation in your own driveway.

Can you paint the barn and the fence too?

Yes. Barns, stables, detached garages, decks and fences are part of the property and weather the way the house does. We price them with the house so everything gets done on one mobilization.

Can you trim the oak limb blocking the wall?

Not between February 1 and June 30. The oak wilt ordinance allows oaks to be trimmed only from July 1 through January 31 and requires every wound to be painted immediately after cutting. Fines escalate with each violation.

How do you handle access on a long driveway?

We plan it at the estimate. On a two acre lot we agree where the truck parks, where ladders and the lift go, where materials stage, how we protect the drive, and how far the water source is.
