Dated, stained, impossible to clean
Why people take acoustic texture down
Acoustic texture, the sprayed on popcorn finish, was used for decades because it hid drywall seams fast and softened sound. It also collects dust, cannot be wiped down, yellows near kitchens and vents, and shows every patch. Most of all, it reads as old to anyone walking through the house.
We take the texture off and give the ceiling a new finish in the same visit. The room is covered and sealed first, the texture is wetted and scraped, then the ceiling is skim coated, sanded, primed and painted. You get back a flat, clean ceiling, not a scraped one.
Value House Painting has done this work in San Antonio homes since 2003. Call (210) 445-1060 to talk with Michael Hernandez.
How the work runs
How we remove a popcorn ceiling
Michael Hernandez walks the room with you before anything starts. Our interior process begins with covering and protecting all of your flooring, walls, furnishings and fixtures. We remove all light switch and outlet covers and window treatments, then seal the room off so the mess stays in one place.
Masking and Dust Control
Floors, walls, furniture and fixtures get covered, plastic goes up at the doorways, and vents are closed off. Scraping is messy work, and containing it is most of what separates a clean job from a bad one.
Wetting and Scraping
The texture is lightly wetted so it releases in sheets instead of crumbling into dust, then scraped down to the drywall. Some ceilings come off easily and some fight back, which is why we look at yours before we quote it.
Skim Coating, Sanding, Priming and Painting
Scraping exposes the seams, tape lines, nail heads and gouges the texture was hiding. We skim coat the ceiling, sand it smooth, prime it and paint it. Removal and refinishing are one job, not two.
Value House Painting has been removing acoustic texture and refinishing ceilings for San Antonio homeowners since 2003.
Before anything is disturbed
Older Homes, Acoustic Texture and Asbestos
Acoustic ceiling texture in older homes can contain asbestos, and the responsible step is to have it tested before anyone disturbs it. If your house is old enough that this is a fair question, get the texture tested first and we will work to the result.
Value House Painting does not test for asbestos or remove it, and we will not scrape a ceiling that should be looked at by someone who does.
At the transition
Matching the room next door
If the ceiling in the next room is staying as it is, we match the existing texture at the transition so the two rooms still read as one house. Drywall repair and expert texture matching are part of our interior work.
Ceilings rarely get done on their own. Most of our popcorn removal jobs run alongside interior painting, and we also handle exterior painting, cabinet refinishing and commercial painting. You can see the whole picture on the Value House Painting home page.

Popcorn ceiling removal FAQs
in San Antonio
What is a popcorn ceiling?
It is a sprayed on acoustic texture that was popular for decades because it hid drywall seams quickly and absorbed some sound. The bumpy surface traps dust, cannot be washed and is very hard to patch invisibly, which is why most homeowners now want it gone.
How do you get rid of a popcorn ceiling?
The room is masked and sealed, the texture is wetted so it comes off in sheets rather than dust, and it is scraped down to the drywall. The ceiling is then skim coated, sanded, primed and painted.
Does the ceiling need repair after the popcorn comes off?
Almost always. Texture was often sprayed over rough drywall work, so scraping reveals seams, tape edges, nail heads and dings. We plan on skim coating and refinishing every ceiling we scrape, so removal and the new finish are quoted as one job.
How do you keep the dust out of the rest of the house?
We cover flooring, walls, furnishings and fixtures, take down switch and outlet covers and window treatments, close off vents and hang plastic at the doorways. Wetting the texture first keeps most of it on the floor instead of in the air.
Can you match the texture in a room we are not doing?
Yes. Where a scraped ceiling meets one that is staying, we match the existing texture at the transition. Drywall repair and expert texture matching are part of our interior services.
Should I worry about asbestos in my ceiling texture?
If your home is old enough that it is a fair question, have the texture tested before anything is disturbed and we will work to the result. Value House Painting does not perform asbestos testing or removal.
