Your neighbor, not a drive out contractor

Painting a Hidden Forest house is not like painting anywhere else in San Antonio

Michael lives and works in this neighborhood, so he has seen these streets in every kind of light. Hidden Forest houses share a covenant, a build era and a driveway rule, and all three decide where the paint on your house actually is and which wall fails first.

Michael Hernandez owns this company, bids the work himself, and runs it from 12719 Vidorra Vista Dr in this pocket of 78216. Your house is minutes from where he already is.

What we know

What we know about painting in Hidden Forest

The recorded covenants decide the build era, the cladding and where the paintable wall sits.

Houses Built From 1975 On

The recorded covenants were executed in December 1974, with plats at Bexar County Volume 7200 Pages 65 to 70 and Volume 7500 Page 100. A pre 1975 house is not possible in these units. Most went up from 1975 into the early 1980s.

The First Floor Masonry Line

Section 5 requires a minimum 75 percent masonry measured only on the first floor, up to the top of first floor window height, front and two sides. On a two story house the paintable wall sits above that line. That is an access job, not a square footage job.

Masonry Includes Stucco

The covenant says it outright. Seventy five percent masonry does not mean seventy five percent bare brick, so a fully compliant Hidden Forest house can be largely stucco, and stucco takes paint. We repair it before we coat it.

The Rear Elevation Takes the Beating

The masonry minimum covers the front and two sides only, so the non masonry cladding legally concentrates on the back of the house. That wall is usually the most weathered on the property, so we start our walk there.

A Repaint Needs No Approval Here

No paint or color clause appears anywhere in the recorded covenants. The architectural committee singles out roofs for color or material approval and says like for like replacement needs none. We will not offer to file paperwork that does not exist.

The wall that fails first

The west facing driveway side

Section 7 puts driveways on the west side of north and south facing lots, and the north side of east and west facing lots. Street after street the garage door, garage flank and driveway elevation take the full west afternoon sun. That is what fails first.

It depends on the elevation more than the house. That one wall works harder than any other and asks for attention before the north and east elevations do. Catching it early beats repainting everything late.

I would like to take a few minutes to thank you for a job well done. The interior painting looks amazing. Your crews that did the work were very professional, courteous and most of all diligent. Michael, you were our first appointment out of three that we made. We just knew that we couldn't move forward with anyone else.

Straight answers

Hidden Forest painting questions we get asked

Do I need HOA approval to repaint my house in Hidden Forest?

No. The recorded Hidden Forest covenants contain no paint or color clause at all. The architectural committee's own page says replacing an existing structure with like materials needs no prior approval, and singles out only roofs for color or material approval.

Why does the garage side of my house always look the worst?

Because of where the driveway had to go. Section 7 puts driveways on the west side of north and south facing lots, and the north side of east and west facing lots. That aims the garage wall straight at the west afternoon sun.

Is my house stucco or brick under that paint?

Often stucco. The covenant requires 75 percent masonry on the first floor, front and two sides, and states that masonry includes stucco. A compliant house here can be mostly stucco rather than bare brick. Michael can tell you which on site.

How often should I repaint a house in Hidden Forest?

It depends on the elevation more than the house. The west facing driveway side works harder than any other wall and asks for attention before the north and east elevations do. Catching that one early beats repainting everything late.

Do you work anywhere else nearby?

Yes. We are a San Antonio painting company that happens to be based in Hidden Forest, and we work across the city. We are quickest to the surrounding 78216 area off Blanco between Wurzbach Parkway and Bitters.

What does an exterior repaint here actually include?

A walk around with Michael, starting on the west facing driveway elevation and the rear wall. Then cleaning, scraping, stucco repair, wood rot and siding repair, caulking, priming where needed, and finish coats on walls, trim, doors and garage door.
